An excellent choice for borrowers who are trying to purchase their homes with a low downpayment. This product also allows for a 6% seller concession towards closing cost and taxes to be a gift. 203K FHA
This has the same parameters as an FHA Mortgage with the exception that you can borrow additional money to remodel or repair the property. You must do at least $5,000 worth of work and the rate is slightly higher.
Ameridream Grant Assistance Program
The AmeriDream program offers gift funds up to 10% of the home's purchase price which do not have to be paid back. Buyers must agree however, to return any funds that are not used toward down payments or closing costs and to return the funds if the sale of the home does not close on the scheduled closing date.
